In preparation for professional photography of your home, here are a few tips and guidelines to help you prepare for the Photographer.

  • Your photographer has a busy schedule and has only allotted a specific amount of time to your home.  Please make sure it is ready to go at the scheduled time.
  • The photo shoot with still photos typically takes no more than 30 minutes for most homes.
  • The typical photography package includes still photos of the interior AND exterior of the home.
  • The Photographer will photograph each room, including the main living areas, kitchen bedrooms and bathrooms. Closet and garage interiors are generally not photographed and can be used to store items you do not want seen in the photos.
    • There are exceptions to every rule.  If you feel your garage and/or master closet are photo worthy, please speak with your Realtor ahead of time to make sure they are ready.
  • The Photographer will choose the angles and shots they feel best show off the home, but will be happy to take any additional photos you request.
  • If you have exterior photos of your home showing landscaping during a different season, please provide those directly to your Realtor.
  • If the home is vacant, please make sure any alarm systems are disabled before the scheduled arrival of the photographer.

Preparing Your Space

  • Have the home clean and ready to photograph. If you wonder if an item will show up in the pictures, it will. Best to hide it away if you don’t want it shown.
  • Light dust generally does not appear in pictures.
  • Check light bulbs and replace any burned out or missing bulbs
  • Turn on all lights (overheads, lamps, under cabinet lighting, etc.) and make sure ceiling fans have lights on, but fan is in the off position.
  • Open all window blinds and drapes in the rooms to be photographed. Mini-blinds can be turned so that you can see out (they should only be pulled up if there is a valance to hide them).
  • Pets should be crated or removed from the property, and any pet food dishes hidden away.
  • Please park vehicles in the garage (with garage door closed) or in front of a neighbor’s home.
  • Garage doors should be fully closed.
  • Remove any garbage cans from the street and make sure the yard is picked up of large items or debris.
  • Mowing, trimming and other landscaping should be completed prior to our arrival.  The view out the window will be visible.

Preparing Bathrooms

  • Remove all clutter from bathroom counter tops including
    • personal care items
    • make-up
    • toothbrushes
    • hair care items
  • Remove all used/dirty bath towels from hooks and/or towel bars (clean, decorative hand towels may stay at the agent and/or photographer’s discretion)
  • Remove all bathrobes and clothing items from the bathroom (even the stuff hanging behind the door)
  • Clean all mirrors, counter tops and glass shower walls/doors.
  • If the shower has glass walls, please hide away all shower items (shampoo, loofahs, etc.).

Preparing Your Kitchen

  • Remove all clutter from all counter tops in kitchen.  This includes small appliances and other items such as:
    • toasters / toaster ovens
    • coffee makers
    • mixers
    • knife blocks
    • dishes
    • drying racks & dish washing items
    • hand towels
    • spice racks
    • paper towels holders
    • napkin holders
  • Clean all surfaces (counter tops, stove tops, refridgerators and the exterior of microwave ovens)
  • Make sure any under cabinet lighting is working and turned on
  • Remove all magnets, photos and personal items from refrigerators (including the sides)
